Eight Great Tips for Buyers and Sellers.  But each represents only the tip of an informational iceberg; there’s a lot more to be explained.  Mary Margaret, and I, are well trained and experienced agents, and we’re here to help you.  Call us whenever you have a question, or need world class assistance with buying or selling.

Buyers:

1. You need and deserve a first class, well experienced, and professional real estate agent. Make any agent show you, up front and in writing, what they are doing for you to insure that you get the best bang for your buck.
2.  Banks and mortgage companies.  Get the best deal possible.  Making a loan application at more than one lender will not hurt your credit, and tell each loan officer that you are doing so.  Never forget this important fact, you’re the person who is making them money! I can help you with this process.
3.  Before you start looking for a home, visit with your accountant to get your finances in order.  Then find a lender for your pre-approval letter.  Once you know what you can afford, you’ll avoid wasting time and worst of all, getting your heart broken if you find a home that you love but can’t afford…before looking at homes, get your loan pre-approval letter.
4. Title Companies (where your act of sale takes place) are not all the same. Your agent should know several good Title Companies, but if you have any doubts, ask your loan officer for recommendations.  Remember, you have the right to select the title company.  Efficient Title Companies can make a big transactional difference, saving you time and money. Sellers:

1. You deserve and need a first class professional. Make any agent show you, in writing, what they are doing for you, (their marketing plan), to insure that you get the best bang for your buck.
2. Stage and clean your home.  If you want and or need to maximize the sale price, de-clutter, clean, and repair, to the best of your ability. Put your home’s best foot forward.
Pretty = Money.
3. Under virtually any market condition, don’t overprice your home. The closer it’s priced to its real value = the most money for you. The buying public, and lender appraisers, are the only two entities who determine price.  Save time and $, make sure your agent does the comps; find the right price. We are experts and can help.
4. Buyers are finding homes on computers and mobile devices, with software that didn’t exist five years ago. An agent needs to know how to market your home on the Internet, and  how to use sophisticated software, and current equipment.  We are skilled marketers, and current with all technologies.
